Market Snapshot
The number of listings in Aspen is down almost 50% compared to a year ago, which is a staggering drop for one year. People may assume that because inventory is slowing down, sales are slowing down. The reality is, sales are not quite on the pace they were a year ago, but there are a lot of listings coming on the market and they are churning and selling more quickly. Inventory is down and days on market is down significantly.The flip side of that coin is: the number of contracts at the end of August were down about 10%. Condos are up 50% compared to a year ago. Single family homes are down about 60%.
This is not COVID pricing - the COVID flurry was last summer. There is such limited inventory and such high demand. This is about people deciding where they want to live and the what lifestyle they want. Maybe it will slow down in 6 months or 6 years. What people are thinking about now is how they want to live. Health, nature, the arts, beauty, camping, outdoors, concerts, music, restaurants. With limited supply and high demand, prices will continue to go up.
